Any project that relocates plumbing, electrical or alters structure requires an LADBS (or local jurisdiction) permit. Cosmetic-only changes — paint, vanity swap, fixture replacement in place — typically do not. We pull every permit ourselves and handle all inspections.
The bathroom we're remodeling will be out of service for the duration of the build. If it's your only bathroom, we'll plan around that — temporary fixtures, accelerated rough-in scheduling and clear advance notice for water shut-offs.
A refresh keeps existing plumbing rough-in and structural footprint — we replace finishes, fixtures and tile but leave pipes and walls where they are. A full gut takes the room down to studs, opens walls for new wiring and plumbing, and lets us redesign the layout. Most clients who want to "modernize" actually need a full gut.
